The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 have just been announced meaning landlords will need to ensure electrical installation inspections and testing are carried out for all new tenancies in England from 1st July 2020 and from 1st April 2021 for existing let tenancies.

Landlords will have to ensure that every fixed electrical installation is inspected and tested at least every 5 years by a qualified person. A landlord must supply a copy of the last report to any new tenant before occupation.

Proven breaches of the regulations can result in the local housing authority imposing a financial penalty of up to £330,000.

It is likley that any exsisting certificate with a minium 5 year expirty date on issued by a qualified electrician prior to the above commencement dates will be satisfactory until its renewal date (legislation to be further confirmed). £0
