We wish to make all prospective tenants aware of all costs relating to renting a property with us:

  • Application fee of £210 including VAT (equals £175 + VAT) for one applicant or £295 including VAT for two, with an additional charge of £60 including VAT (equals £50 + VAT) for each additional applicant or Guarantor
  • One* months rent due in advance at start of tenancy (*more if requested by Landlord or negotiated)
  • Tenancy Deposit (normally equivalent to one months rent plus £100, unless you have a pet then normally plus £200)
  • Tenancy Deposit Scheme registration fee of £30 including VAT (equals £25 + VAT)

Other potential charges due during the tenancy:

  • Tenancy extension fee after fixed term of initial agreement expires IF agreement is extended with a new contract - £72 (£60 + VAT)
  • Reference fee to prepare and send reference to other landlord or agent - £24 (£20 + VAT)
  • £30.00 (£25 + VAT) each time we have to issue letters or notices relating to late or none payment of rent
  • 'Change of sharers' fee when existing tenants wish to remove a tenant from an existing joint tenancy or add a new tenant - £150 + VAT (£180) (to cover updated references and tenancy agreement)
