Many renters seeking a new rental home in December have a sense of urgency to be in for mid-December so they are all moved in for Christmas, or alternatively some take advantage of the Christmas-week leave from work to get moved in, particularly young professionals. Therefore, having rental properties advertised early December puts properties out there to be seen.
For example in our first year of trading in 2016, December was our second most productive month of the entire year. In our second year of trading, we had 10 available properties to let at the end of November and we successfully let all those properties before New Years Eve.
On the flip side of the coin, sellers often get depressed if their property for sale hasn’t had a sale agreed by late November, writing off the chance of a sale until after the New Year, so investors seeking a deal for their next buy to let property could get themselves a bargain at this time of year too if sellers reduce prices or become more receptible to offers.
It is also worth noting that online portals such as Zoopla, On The Market and Rightmove record some of their highest traffic to their websites within the month of December – the highest peak being between Boxing Day and New Years Eve. So even if new tenant doesn’t move in during December, the property could potentially be let S.T.C ready for occupation early January.
