Our letting agent fees and services are tailored to your needs with the option of fully managed or let only services.

Our full letting and management service is for those landlords who prefer not to be involved in the day to day management or letting of their property(ies) and our service can be tailored to suit your specific requirements.

Our introduction / let only service is for landlords who wish to manage the property themselves, but would like the work in sourcing a new tenant and setting the tenancy up taken care of and enjoy peace of mind knowing that their tenants have been properly sourced, referenced and all legal documentation has been prepared correctly, including a full inventory and schedule of condition. This is of course included in our full management service too.

Marketing

   

Quality photography taken of the property

Professional marketing, including listing on our own website, on property portals such as Rightmove etc and erecting an eye catching TO LET board

Proactive promotion with mail shots to our applicant data base, relocation agents and corporate tenant contacts

Remarketing 1 month before any current tenancy ends

Conduct accompanied viewings during the week & weekend

Energy Performance Certificate (EPC) arranged, if not one

Letting Formalities

   

Rigorous tenant qualification, selection and application procedure, with honesty and the landlord’s best interests and desires at the forefront of our mind

Full written tenant referencing conducted to include credit check, employment / accountant reference, previous landlord reference and full Guarantor referencing too (if applicable)

Detailed room-by-room Inventory and Schedule of Condition of the property prepared and signed by tenants

(included as standard unless not required)

Relevant Tenancy Agreement prepared to include any specific clauses

All utility companies and local authority notified about new tenants / occupants along with meter readings

(included as standard unless not required)

Initial Gas Certificate, Electrical Safety and Smoke/Carbon Monoxide Alarm compliance arranged on the landlords behalf, as required / if applicable

Immigration Act ‘Right To Rent’ ID checks completed for the new tenants

Rent and Deposit

   

One months rent and a deposit (normally equivalent to one months rent plus £100.00) will be collected at commencement of the tenancy

Deposit retained by us in our clients account and registered / held under The Dispute Service (TDS) deposit scheme

New tenants asked to set up standing order for future rent payments

Property Management (ie once tenancy commenced)

   

Expert and experienced ARLA-member staff to handle and advise on any tenancy matters or legislation

Landlords Fees:

Below is a list of our fees for our services. We know we are not the cheapest agent, as we all know that the cheapest isn’t necessarily the best service however we genuinely feel our fees are very competitively priced for the high standard of service and expertise we have at Kingswood Residential Investment Management.

Full Management Service – Letting fee from £225 + VAT (£270 including VAT) and management fee of 10% of rent + VAT (equals 12% including VAT), with potential first months management free with our Offer *

Let Only Service (standard Let Only package as shown in above grid) – From £350 + VAT (£420 including VAT), to include Inventory and deposit scheme protection if required

Let Only Service WITHOUT an Inventory – From £275 + VAT (£330 including VAT) however we would still strongly recommend that you arranged your own inventory in this case.

Energy Performance Certificate (EPC) - £75 + VAT (£90 including VAT)

Legionella Risk Assessment - £75 + VAT (£90 including VAT)

Tenancy extension or rent increase notice fee after fixed term of initial agreement expires, if required - £72 (£60 + VAT). No fee if tenancy falls into rolling periodic tenancy on same terms/rent.

Buy-to-let property acquisition / sourcing service – for investment clients that do not have the time or expertise to source investment properties, we offer this bespoke service to source properties based on your strategy, budget and desired returns. Fee varies, please enquire

Tailored portfolio letting and management – we are vastly experienced and well placed to deliver expert and seamless portfolio management service. Adam Kingswood has a track record of creating tailored services built around the exact requirements of portfolio landlords and would welcome the opportunity to offer a quotation should you require. Fees vary, please enquire

Project management of property refurbishment works or conversions - 10% of works cost + VAT (with VAT included equals 12% of works cost)
