Kingswood Residential’s Services – For this client we handle everything to do with their portfolio – from the whole letting process, mid-term property inspections, handle all repairs/maintenance up to a pre-authorised spend limit, advise on and plan for any larger capital expenses, handle safety certificate renewals, attend quarterly client meeting, overseeing annual insurance policy renewal, rent collection and tailored accounting process (one payment and statement for all rents per quarter, as requested). This portfolio includes a block of 12 apartments, for which we also arrange communal areas cleaning, gardening and landlord’s electric supply bill paying.

Kingswood Residential’s Services – Our full management service for this client takes care of the day-to-day management for the properties, including all property marketing / reletting, collecting rent to transfer onto landlord (along with income and expenditure emailed statements), mid-term property inspections, end of tenancy checkout inspections and handle any reported repairs however upon request of the landlord any repairs are initially discussed with him as he likes to be aware of any repairs and normally arranges for his own known tradesman to attend (but if they cant then we arrange for one of our known tradesman to attend to such repairs).

Kingswood Residential’s Services – This ‘hands on’ local client is happy to manage the property herself when it is let but instructs us to handle finding the tenant and setting up the tenancy with her being very busy and wanting peace of mind that a tenancy is set up properly. Our service here includes all property marketing, viewings, tenant finding, tenant referencing including ‘Right To Rent’ checks, provide tenancy agreement, preparation of detailed Inventory of the property, holding/registering tenancy deposit, utility company notification at start of tenancy, check in with new tenant, exchanging of contact details between both parties and standing order set up for future rent payments. Whilst we are able to tailor the extent of our Introduction Only packages, in this case we provided a thorough full package to ensure the landlord didn’t have to arrange anything for the tenancy to commence.
